‘A hidden oasis’: This four-bed, three-bath home near Dovercourt Park sold for nearly $200,000 over asking price

X-factor: With its serene and shaded front porch area and backyard with enough space for a large garden, the property is basically a hidden oasis, said the listing agent, Michael Prior.
Offering four plus one bedrooms, three bathrooms, two kitchens, and a two-car garage, 707 Gladstone Ave. is a semi-detached duplex located in Dovercourt Village.
Othneil Litchmore, the Star’s expert real estate agent, said the biggest selling points are the location and size of the home.
It is split up into two large units, Prior said, adding that one unit occupies the second and third floors, while the other has the first floor and basement. The layout leaves the buyer with a lot of options, according to Prior.
On the second floor there is a kitchen and also a living area with a bay window and mantelpiece. On the third floor are two spacious bedrooms, both offering “abundant” natural light.
In the other unit is a spacious kitchen with white cabinets and another living room that has a mantel and large window that looks out onto the front porch.
Prior believes that people could co-purchase the property, have one buyer live in a unit and lease out the other unit to help pay for the mortgage. Buyers could even create a third apartment in the basement if they are looking for an investment property.
The inside of the home has a lot of character throughout, and is ready for a buyer to add their own personal touch. 
“With little investment, you could turn it back into a single family home,” Prior added.
Litchmore believes the size of the home and its location makes it worth the price tag.
“The fact that it’s a duplex in the location, that’s helpful too,” he said. “The duplex can make it a mortgage helper.”
Before 707 Gladstone Ave. sold on Tuesday, Prior told the Star that the home was listed competitively and “we will see what the market has to say!”
A home a few streets away, on Armstrong Avenue, sold on Aug. 25 for $1,415,000. It had four bedrooms and four bathrooms but did not have a garage.
The average price of a semi-detached home in the city during the month of August was $1,204,678, according to The Toronto Regional Real Estate Board’s monthly report.
